Our Commitment to Fair Housing
Candice Smoot & Associates is committed to the letter and spirit of U.S. policy for the achievement of equal housing opportunity throughout the nation. The Fair Housing Act
The Fair Housing Act, Title VIII of the Civil Rights Act of 1968, prohibits discrimination in the sale, rental, and financing of dwellings based on:
- Race
- Color
- Religion
- Sex
- National Origin
- Familial Status (families with children under 18)
- Handicap/Disability
Additionally, Utah state law and local ordinances may provide additional protections based on sexual orientation, gender identity, source of income, and other classifications.
Prohibited Practices
Under the Fair Housing Act, the following practices are prohibited:
- Refusing to sell or rent a dwelling after a bona fide offer has been made
- Discriminating in the terms, conditions, or privileges of sale or rental
- Making, printing, or publishing any statement that indicates a preference, limitation, or discrimination
- Representing that a dwelling is not available when it is available
- Denying access to or membership in any multiple listing service or real estate brokers' organization
- Blockbusting or steering
- Discriminating in the provision of brokerage services
- Coercing, intimidating, threatening, or interfering with anyone exercising their fair housing rights
